What we do in Palm Desert, and what we hand off

Small patch repairs outside the Coachella Valley and Orange County core. Gutter cleaning, which we do not do at all. Single-fixture emergency work at a distance. If your job is one of those, we will say so on the phone rather than send a truck that does not fit the work.

We also lose bids on price, regularly, and we are not going to pretend otherwise. Our position is maintenance-first: annual inspection, coating replaced on schedule, foam substrate kept out of the replacement cycle. That costs more in year 1 than a cheaper crew and less over 20 years. If the building is being sold in 18 months, that argument does not apply to you and you should take the cheaper bid.

The report tells you 4 things: what the roof is made of and what condition each layer is in, whether the failure is repairable or systemic, which Title 24 requirement applies to your building type and slope, and which building department has jurisdiction over your parcel. If a recoat will do the job, the report says recoat.
