Roof Rejuvenation In Los Angeles, CA
We inspect first. Most LA roofs we look at do not qualify, and we tell you that in writing.
Roof rejuvenation in Los Angeles, CA is a spray-applied soy-oil treatment for asphalt shingle roofs that are aging but still sound. Vision Roof Services applies Peak 301, which carries a 6-year manufacturer warranty, goes on under existing solar panels, and is not a re-roof under LA's cool roof rules. It does not fix leaks, it does not change your roof's age on an insurance file, and in July 2026 the asphalt shingle industry's trade group advised against field-applied rejuvenators. So every LA job starts with a free Roof Health Check: a written report with photos inside 24 to 72 hours that places your roof in 1 of 4 outcomes.
What roof rejuvenation does in Los Angeles, and what it does not
A rejuvenator puts oil back into an asphalt shingle that has lost its own. That is the whole mechanism. An asphalt shingle is a fiberglass mat soaked in asphalt and surfaced with mineral granules. Sun and heat drive the lighter oils out of the asphalt over time. The shingle stiffens, granules start shedding into the gutters, tabs curl at the edges, and the roof begins to fail years before the number printed on its warranty.
LA roofs take that sun all year. Summer afternoons in the San Fernando Valley regularly pass 100 degrees, and Downtown LA's normal rainfall is 14.25 inches a year, so most months the roof sees sun, not rain. The oil loss is steady, not seasonal.
A treatment slows that loss. It does not undo damage that has already happened, and it does not:
stop an active leak or replace wet or soft decking
reseat lifted flashing at a chimney, wall or skylight
restore a shingle whose mat has already cracked
work on clay tile, concrete tile, wood shake, metal, or a flat roof
If your roof needs a repair, the repair comes first. Treating over a problem only hides it for a season. Our roofing services in Los Angeles cover the repair scope when the inspection turns one up.
The LA 5-Gate Shingle Test: does your roof qualify for rejuvenation?
Your roof qualifies only if it clears all 5 gates below, in order. Fail one and the answer changes from "treat" to "repair," "monitor," or "replace." We built the test around 2 things that set LA apart from the rest of Southern California: the fire hazard maps CAL FIRE redrew in 2025, and an insurance market that still underwrites from roof age first.
Gate 1: Is it asphalt shingle?
Peak 301 is an asphalt shingle product, full stop. Spanish revival houses in Los Feliz, Silver Lake and across the Westside are mostly clay tile, and tile is outside the treatment. So are flat roofs, which we cover in a short section further down.
Gate 2: Is the roof 8 years old or older?
Under 8 years, the shingle still has its own oil. You would pay to add something it does not need yet.
Gate 3: Does the mat still bend?
We lift a tab and flex it. A shingle that bends is a candidate. A shingle that snaps or shows cracks across the mat is past the point oil can help, and treating it means selling you a 6-year warranty on a roof that will not last 6 years. Active leaks and soft decking also stop here.
Gate 4: Is the home in a Very High Fire Hazard Severity Zone?
If the parcel sits in a VHFHSZ, we treat only after the shingle manufacturer approves the treatment in writing for your specific shingle. If they will not, we recommend a repair or a replacement plan instead. The next 2 sections explain why.
Gate 5: Is your paperwork lined up?
Before you spend a dollar, get 2 answers in writing: what your insurance carrier requires on roof age and condition, and what your shingle manufacturer says about field-applied treatments if your roof is still inside its warranty. We will help you word the questions.
Clear all 5 and the roof is a rejuvenation candidate. The Roof Health Check report names which gate a roof failed, if any, and what we recommend instead.
What the shingle industry said about rejuvenators in July 2026
On July 24, 2026, the Asphalt Roofing Manufacturers Association (ARMA) published a technical bulletin on coatings and rejuvenators applied to shingles after installation. ARMA is the trade group for asphalt shingle makers, and its position is direct: it "strongly advises against the field application" of any coating or rejuvenator on installed shingles.
The bulletin lists the reasons. A field treatment may change a shingle's tested performance, including its fire classification and impact resistance. Some products shrink and pull granules loose or cause cupping. And it tells owners to check with the shingle manufacturer and with the local building department before treating.
Older rejuvenation pages, some of ours included, said no shingle-industry position existed in writing. That was true when they were written. It is not true now, and we would rather you read it here than find it after a treatment.
What the bulletin does not say: it does not cite a test showing harm from any named product, it does not mention Peak 301, and it does not address whether a treatment voids a specific shingle warranty. Manufacturers set those terms individually. That is why Gate 5 asks for your shingle maker's answer in writing, and why Gate 4 makes it mandatory in a fire zone.
Our read, from Dave Bienek: rejuvenation still has a place on a sound, mid-life shingle roof outside the fire maps, where the alternative is tearing off a roof with years left in it. It has no place on a roof where the fire rating is the thing protecting the house.
Why LA fire zones get an extra gate
In a Very High Fire Hazard Severity Zone, the City of Los Angeles requires a Class A roof covering. Class A is the highest fire rating a roof can carry, and a shingle earns it in a lab test of the product as manufactured. No public test we could find shows how a field-applied rejuvenator affects that rating on an aged LA shingle, in either direction.
That matters more in LA than almost anywhere we work. The Palisades Fire, which started January 7, 2025, destroyed 6,837 structures. CAL FIRE released new Fire Hazard Severity Zone maps for Southern California on March 24, 2025, and the LA Fire Department expects the number of parcels in mapped zones to rise as the City adopts them. A home that was outside the map 3 years ago may be inside it now.
You can check your parcel on the State Fire Marshal's Fire Hazard Severity Zone viewer. We check it on every LA Health Check and note the result on the report.
The fire claim. Some rejuvenation marketing, including a 2024 Peak 301 press release, says the product reduces fire spread on a roof. The release gives a percentage and no test report. We do not repeat that claim on LA homes, and if a contractor in a fire zone tells you a treatment improves your fire rating, ask for the lab report with the test standard named.
Peak 301 roof rejuvenation: what the manufacturer states
Peak 301 is a soy-oil asphalt shingle rejuvenator made by Colorbiotics. Most rejuvenation articles describe the category as a soy methyl ester spray, which is a different chemistry. These are the manufacturer's published figures, not ours:
Soy-oil based with no methyl esters. The manufacturer's site lists 35% soy oil. A January 2026 Illinois Soybean Association release on the product says 30% soy-based and 100% bio-based. We quote both because they do not match.
1 application carries a warranty of at least 6 years, per the manufacturer.
Applied cost under 25% of a new roof, per the manufacturer's site. A 2024 press release said under 15%. Same gap, same reason we show both.
Certified under the "It's Sustainably Soy" program in March 2025.
The test protocol behind the manufacturer's flexibility and granule figures has not been published, so we leave those percentages off this page. What we can stand behind is what we see on your roof during the inspection.
Ask who is spraying it. In fall 2026 the brand launched Peak 301 Pros, a national applicator network open to home services businesses that do not specialize in roofing. Any job over $1,000 in labor and materials in California needs a contractor licensed by the CSLB, a limit that rose from $500 on January 1, 2025. Vision Roof Services holds CA License 651509, and the person who flexes your shingles is a roofer.
What a rejuvenation job costs in LA
Price depends on roof area, pitch, access and how many repairs come first. As an arithmetic illustration only: if a full replacement quote on your house is $20,000, the manufacturer's under-25% figure puts a treatment under $5,000. The Health Check report includes a written price if your roof qualifies. Financing is available through Acorn Financing.
Roof rejuvenation and LA permits, cool roof rules and Title 24
LADBS treats a re-roof, a repair and a coating as separate permit items. A penetrating rejuvenator replaces no roofing and adds no covering, so it does not trigger the LA Green Building Code cool roof rule, which applies when more than 50% of a roof is replaced. LADBS has not published a line item for rejuvenators specifically. We confirm the permit position for your address before scheduling, and the report states it.
| Job | LADBS permit path | LA cool roof rule | Fire-zone note |
|---|---|---|---|
| Rejuvenation treatment | No published line item; we confirm per address | Not triggered (nothing replaced) | Gate 4: shingle maker's written approval first |
| Repair | Express permit item for qualifying repairs | Exempt (repairs) | New material meets the zone's Class A rule |
| Replace 50% or less | Express re-roof permit | Exempt | Class A covering in VHFHSZ |
| Replace over 50% | Express re-roof permit | CRRC-rated cool roof product required | Class A covering in VHFHSZ |

What roof rejuvenation will not do for your insurance
A treatment does not change your roof's age in an underwriter's file. Nothing sprayed onto a shingle resets the installation date, and roof age is the field carriers score. Here are the lines as Insurance Business reported them on May 26, 2026, from the filings of California's 20 largest home insurers:
Mercury and Wawanesa generally do not insure homes with roofs older than 25 years, with exceptions for tile and slate.
Farmers may limit asphalt roofs older than 15 years to actual cash value, a depreciated payout, rather than replacement cost.
The California FAIR Plan does not give full replacement-cost coverage on homes over 25 years old unless the roof was replaced within that period.
Carriers increasingly underwrite from satellite and aircraft photos rather than a site visit.
Read those with your roof's install date in hand. Treat a 17-year-old asphalt roof insured with Farmers and you still have a 17-year-old roof on paper. The FAIR Plan grew after the January 2025 LA fires. On August 3, 2026 the California Department of Insurance reported that growth slowed to 1.9% in the second quarter and estimated about 24,000 policies left the plan in April and May. An owner moving back to a regular carrier goes through underwriting again, roof included.
What moves an underwriter is documented condition. A dated report with photos showing sound decking, sealed flashings, no active leaks and measured granule cover is something an adjuster can read. The Roof Health Check produces exactly that, whether or not you hire us for anything. If your carrier has already non-renewed you for roof age, you are most likely looking at a replacement, and we would rather say so on the phone. Our residential roofing page for Los Angeles covers that path.
Your solar panels stay where they are
Peak 301 goes on under an existing solar array. The panels stay mounted and the system stays on.
A tear-off has no such option. The array comes off, gets stored, then gets remounted and re-inspected after the new roof is on. That usually means a second contractor and separate electrical work, plus handling risk to the panels. For an LA owner with a 5-year-old array on a 14-year-old shingle roof, that gap in timing is the most common reason rejuvenation makes sense. If your array is due for replacement anyway, plan the roof and the panels together on our solar roofing page for Los Angeles.
Timing your treatment before the 2026-27 rain season
NOAA's Climate Prediction Center issued an El Niño Advisory on October 8, 2026, putting the odds of a strong to very strong event through January to March 2027 above 83%. Strong El Niño winters have brought LA some of its wettest seasons on record. A treatment goes on a clean, dry roof with a dry forecast behind it. If your Health Check says "candidate," the window before the first big storm is the time to book.
Flat and commercial roofs in LA: the equivalent is a recoat
Rejuvenation is a shingle treatment. On a flat or low-slope roof, the job that buys years without a tear-off is a recoat: cleaning an existing spray foam or coated roof and applying a new silicone or elastomeric topcoat. LA code lets a protective coating go over existing spray foam without tear-off. That work is most of what we do, and our crew includes a dozen General Coatings certified spray foam applicators. See spray foam roofing in Los Angeles or the commercial roofing page for Los Angeles.
How the Roof Health Check works in Los Angeles
Every rejuvenation job starts with the same free inspection, and most end there. Here is the sequence.
You book online or call. We confirm roof type and age on the phone so we do not send a roofer to a tile roof for a shingle treatment.
A roofer walks the roof, flexes tabs on each slope, checks decking, flashings and penetrations, measures granule loss, and photographs everything. We look up your parcel's fire zone.
Within 24 to 72 hours you get a written report with photos. It places the roof in 1 of 4 outcomes: healthy and monitor, repair, rejuvenate, or plan a replacement.
If the roof qualifies, the report includes a price, any repairs that come first, and the 2 written answers Gate 5 needs.
After treatment we re-inspect annually. At year 6 the options are a second application, a repair scope, or replacement planning.
Dave Bienek started roofing at 15 alongside his father, who worked in HOA roofing. He has worked on roofs here since 1992 and founded Vision Roof Services in 2014. The company has completed about 7,500 jobs, runs a 60-person roofing crew, and holds a BBB A+ rating and a 2024 Best of BuildZoom award. Our Palm Desert office has 42 Google reviews at 4.8 stars. Dave's rule on rejuvenation hasn't changed since we started offering it: we sell the inspection, and the inspection decides. More on the team on our about page for Los Angeles.
Roof rejuvenation in Los Angeles: questions we get
Does roof rejuvenation work on an LA roof?
On a sound asphalt shingle roof that clears the 5 gates, the manufacturer backs 1 application with a 6-year warranty. Long-term field data specific to LA's climate does not exist in any source we found, and the shingle makers' trade group advised against field-applied rejuvenators in July 2026. We tell you both before you decide.
Will it fix my insurance non-renewal?
Probably not, and nobody should promise you it will. Carriers score roof age, and a treatment does not change it. A dated inspection report with photos is what an underwriter can act on. Get your carrier's requirement in writing first.
Will it void my shingle warranty?
That depends on your manufacturer. ARMA's July 2026 bulletin tells owners to ask the manufacturer directly, and so do we. Ask by email, keep the reply, and if your roof is still inside a meaningful warranty period and the answer is no, we will tell you to wait.
My home is in a fire zone. Can you still treat it?
Only with the shingle manufacturer's written approval for your shingle. Without it, we recommend a repair or a replacement plan. A Class A rating is what protects a house in a fire zone, and we won't put a product on it that the rating was never tested with.
Do I need a permit in Los Angeles?
A treatment replaces no roofing, so it is not a re-roof under LADBS rules and does not trigger the LA cool roof requirement. LADBS has not published a specific line item for rejuvenators, so we confirm the position for your address and put it in the report.
Do my solar panels come off?
No. The treatment goes on under the array. A tear-off is when panels come off.
What happens when the 6 years are up?
We re-inspect. There's 3 paths at that point: a second application, a repair scope, or replacement planning. A treated roof still gets an annual inspection in the meantime. More answers on our roofing FAQ for Los Angeles.
