What roof rejuvenation actually is

Run this before you book. Six questions. Yes to the first five means rejuvenation is worth a real inspection. A no on any of the first four usually means it is not.

  • Asphalt shingles - Flat, rectangular shingles, not tile, metal, or a flat foam roof. A no here stops the rest.

  • Roughly 8 to 15 years old - Old enough to be drying out, young enough that the structure is still sound.

  • Dry and fading, not broken - Losing granules, looking weathered, but not widely cracked, curled, or missing shingles.

  • No active leaks, solid deck - No interior water stains, and a firm deck underneath with no soft or rotted spots.

  • You want to delay, not avoid, replacement - A few more years out of the roof, not a permanent substitute for replacing it.

Strong candidate

Asphalt shingles, about 8 to 15 years old, dry but intact, no leaks, and you want a three to five year bridge before replacement.

Skip it
