The Mission Viejo tile reality
On a tile roof, the tile usually outlives what's under it.
Concrete and clay tiles can last 50 years or more. The underlayment beneath them, the waterproof membrane that actually keeps water out of the house, often fails in 20 to 30 years. In a city like Mission Viejo, where many roofs were laid when the tracts first went up, that gap is the reason a tile roof starts leaking while the tiles still look fine from the street.
It also changes the fix. When the tiles are sound, you rarely need a brand new roof. We lift and stack the existing tile, replace the failed underlayment and flashing underneath, then re-lay the same tile. You keep the look your HOA already approved, and you skip the cost of new tile.
The catch is knowing which case you're in. That is what the inspection is for.
How we read a Mission Viejo roof.
A Roof Health Check sorts your roof into one of three outcomes. The goal is the smallest fix that solves the problem, not the biggest invoice. Here is the logic we use on the roof.
Spot repair
Isolated leaks, a few cracked or slipped tiles, or flashing worn out at a valley, chimney, or skylight, while the underlayment underneath still has years left. We fix the failure point and leave the rest of the roof alone.
Recoat or rejuvenate
Flat and low-slope sections, patio covers, additions, and existing foam roofs. A silicone or foam recoat seals the surface and adds service life with no tear-off, then goes on a recoat schedule so it keeps its warranty.
Re-lay or replace
Underlayment past its service life, leaks in more than one area, or tile that is failing. We re-lay your existing tile over new underlayment where the tile is sound, and do a full replacement only where it is not.

One sealed surface, no seams for water to find.
For flat and low-slope commercial roofs, spray polyurethane foam (SPF) is applied as one continuous surface. There are no seams or fasteners for water to work through. It adds insulation, adds very little weight, and on many buildings it goes over the existing roof, which removes most of the tear-off cost.
Foam costs more up front than another patch. It also tends to lower maintenance costs over time and can last for decades when it is recoated on schedule. That trade is the conversation we have with most building owners and property managers before they decide.
Twelve of our 60 roofers are trained and certified spray foam applicators, certified through General Coatings, and we are a member of the Spray Polyurethane Foam Alliance. We have applied foam and coatings for buildings including Yamaha, Paramount Studios, LifeStorage, KPRS, and American Tower.

Dave Bienek started roofing at 15, working alongside his father in the HOA roofing business. He went full-time in 1998, spent about eight years specializing in commercial spray foam, and founded Vision Roof Services in 2014. The company is newer than the experience behind it: roofing in the family since 1992, the corporation since 2014.
The crew is 60 roofers, a dozen of them certified spray foam applicators. Across the company we have completed about 7,500 roofing projects. The license, the rating, and the reviews are all public, so you do not have to take any of it on faith.

Our Story & History
Early Beginnings: Dave Bienek, the CEO of Vision Roof Services, Inc., began his journey in the roofing industry at the young age of 15. Working alongside his father, a successful and fierce leader in the residential HOA roofing market in Southern California, Dave spent his high school summers and days off learning the trade. This early exposure to the roofing industry laid the foundation for Dave's future career.
Entering the Family Business: In 1998, Dave officially joined the family roofing business, working closely with his father. Under his father's mentorship, Dave honed his skills and developed a deep understanding of the roofing industry. His father's success as a roofing contractor inspired Dave to pursue a career in roofing with the same passion and dedication.
Transition to Commercial Roofing: After his father sold the family business and transitioned to real estate, Dave sought to advance his career further. He joined a large commercial spray foam (SPF) roofing company that specialized exclusively in commercial SPF roofing systems. During his eight years with the company, Dave received comprehensive training and gained valuable experience in the commercial roofing sector. It was during this time that Dave realized he had bigger dreams and ambitions within the SPF commercial foam roofing industry.
Founding the Company: Armed with extensive knowledge and experience, Dave took a bold step and founded Vision Roof Services, Inc. in July 2014, located in Palm Desert, CA. Vision quickly established itself as a premier provider of both commercial and residential roofing services, with a strong focus on SPF commercial roofing systems. Under Dave's leadership, Vision has become the leading commercial spray foam provider in Southern California.
Expansion and Growth: Today, Vision Roof Services, Inc. is experiencing rapid growth. The company is expanding its reach into Arizona and has plans to enter the Texas SPF market soon. Vision continues to advance its skills and grow its team, aligning everyone with the company’s goals and mission.
