What we repair

Two problems drive most of the calls we get: a leak, or a flat roof that has started to give out. We fix both, on homes and on commercial buildings. The common ones:

  • Leaks at flashing, valleys, skylights, and vents

  • Cracked, slipped, or broken concrete and clay tile

  • Ponding, blistered, or split flat roofs in foam, single-ply, modified bitumen, and built-up systems

  • Chalking or failed coatings that need a fresh recoat

  • Wind and monsoon damage along edges and ridgelines

  • Sound tile sitting on dead underlayment

That last one matters more than people expect. On a lot of desert tile roofs, the tile is fine and the felt underneath it is shot. We lift the existing tile, replace the underlayment, and relay the same tile. You get a dry roof and you do not pay for tile you never needed. When to repair, recoat, or replace

You do not always need a new roof. A lot of the roofs we inspect need a targeted repair or a coating, not a tear-off. Here is how we sort it, and how you can pressure-test any bid someone hands you.

When the deck underneath is wet or the leaks are everywhere, replacement is the honest answer and we will tell you that too. Chasing leaks across a failed roof costs more than replacing it. The path most desert owners miss is the middle one. A sound foam or low-slope roof that has gone dull and chalky can be cleaned, repaired, and recoated for a fraction of replacement, which resets its service life and puts a reflective surface back on top. That is the core of our roof rejuvenation work.

Desert roofs and coastal roofs fail in opposite ways

A repair that is right in Mission Viejo can be the wrong move in La Quinta. The Coachella Valley and the coast wear roofs down through different forces, and the fix has to match the cause.

Out in the desert, in Palm Desert, La Quinta, Rancho Mirage, Palm Springs, Indian Wells, Indio, and Cathedral City, summer air runs 110 to 120 degrees and a dark roof surface climbs well past that. Heat and UV cook the oils out of asphalt and crack old sealant until it crumbles. Monsoon microbursts pry up tile and lift roof edges in a single afternoon. Blowing sand scours coatings a little thinner every season. Foam and reflective coatings hold up under that punishment better than most systems, which is why so much of our desert work is recoat and restoration rather than replacement.

The coast plays a different game. In Orange County the marine layer keeps roofs damp for hours after sunrise. North-facing slopes grow moss. Salt in the air corrodes metal flashing, valleys, and fasteners years ahead of schedule. Repairs near the coast are about moisture and rust, not heat.

There is a code piece too. On most low-slope reroofs and many recoats, California's Title 24 energy standards require a cool-roof surface that meets a minimum solar reflectance, and the Coachella Valley sits in one of the hottest climate zones the code targets (Cool Roof Rating Council). We spec repairs and coatings to hit that mark, so your work passes inspection instead of failing it after the fact.

What roof repair costs in Southern California

Most roof repairs in the region land between about $350 for a minor leak or flashing fix and $5,000 for a larger structural repair, and the majority of single-issue repairs sit in the mid-hundreds to low thousands (Fixr 2026 data). Four things move your number: the roof type, how hard the roof is to get onto and move across, how far the damage has spread, and the shape of the underlayment or membrane underneath.
